When Coatings Make Sense vs. Replacement

Coatings are appropriate when:

  • The existing roof membrane is fundamentally sound (no widespread moisture infiltration)

Replacement is necessary when:

Silicone is the most ponding-water resistant coating available. Unlike acrylic, it maintains performance even when submerged.

Acrylic

Polyurethane

Best for: High-traffic roofs, mechanical equipment areas

Higher tensile strength than silicone or acrylic—more resistant to foot traffic and physical abuse.

Advantages: Superior durability, good ponding water resistance (aromatic types), high build in one coat

Disadvantages: More complex application, shorter recoat window, some types yellow with UV

Two types: Aromatic (budget, yellows), Aliphatic (premium, UV-stable)

Approximate cost: $2.00–$4.00/sq ft installed

Application Process

  1. Inspection: Core cuts, infrared scan (if needed), assess substrate condition
  2. Repairs: Fix any seams, flashings, penetrations, and surface defects before coating
  3. Cleaning: Pressure wash to remove dirt, debris, and loose coating material
  4. Primer: Applied to specific substrates (EPDM, metal) to improve adhesion
  5. Base coat: Applied at specified thickness (check manufacturer specs carefully)
  6. Top coat: Second application for full system thickness and performance warranty

Critical: Always follow manufacturer's minimum/maximum temperature and humidity requirements. Coating applied outside spec fails prematurely and voids warranty.
